Congregation of Sisters sells beautiful real estate complex.

The building complex, now the General House of an important female religious congregation, was built by the congregation around 1961. The original project was the subject of some variations, until 1964, when they approved the last change that has substantially characterized the construction as is today.

Over time, ordinary and extraordinary maintenance works have been carried out, and they asked for some retrospective planning permissions, especially to obtain changes of use from non-residential to residential and to reclaim some areas added over time.

The building complex, originally a school, is now the General House of the Congregation; it also houses a house for holidays and a rest home for elderly nuns.

BUILDING FEATURES

The property complex is accessible from the main entrance in Via di Val Cannuta or from a secondary access from Via Enrico de Ossò, both suitable for vehicles. An internal road, leads to the park and the buildings of the complex.

The main building is composed of three almost orthogonal buildings in Via di Val Cannuta, connected by a transversal body parallel to that street. In the central building, you find the Church. There are seven levels, two of which are basements and five above-ground. The difference in level between the area in Via di Val Cannuta and the area near the park makes the areas at the basement level almost entirely habitable.
Two other small residential buildings are located along the fence wall, on either side of the entrance in Via di Val Cannuta.

The entire main property is surrounded by a large park with tall trees, automatic irrigation, lighting, asphalt roads and parking.

LOCATION

The property complex is located in the West Rome area between Via Aurelia and Via Boccea.

The area, mainly for residential, business (offices) and hotel use, has easy access to the ring road around Rome, the Leonardo da Vinci airport and the centre of Rome.

CURRENT CADASTRAL USE – POSSIBLE FUTURE USES

The current destination of the General House is mainly for collective residence, cadastral category B/1, while the two buildings at the entrance are residential, cadastral category A/2, with their respective garages, in cadastral category C/6. There is also the Church, registered in the cadastre as E/7 (Church open to the public), and a part of the room where there is a transformer cabin (cadastral category D/1).

According to the analysis of the current general town planning scheme, the possible alternative uses are for the public utility or welfare, school and health services.
